AEI performs Environmental Site Assesments (ESA's) nationwide for commercial property owners, developers, public / government entitys and financial institutions. AEI provides Phase I ESA's in accordance with ASTM E 15 27- 13 including Site Inspection, Environmental Data Review, Potential Liability and Regulatory Considerations and Final Report of Findings and Recommendations.

Phase I Environmental Site Assessments (ESAs) have been developed to evaluate environmental issues at any site previously used for commercial purposes. Environmental contaminaion can result from activities that took place on the site or at a nearby property. Public records are available regarding the locatons of properties that have been classified as contaminated by federal or state regulatons. 

If a Phase I ESA identfies potental contaminaton of the site by hazardous materials, a Phase II ESA may be conducted. AEI provides Phase II ESA's in accordance with ASTM E 1903-11 The Phase II ESA includes material, groundwater, soil vapor, and soil sample testing to determine the presense of environmental contamination.

A Phase I Environmental Site Assessment is part of due diligence and protects the buyer and lender from inheriting the potential libility of environmental contamination when purchasing a commercial property.
